Architects, Karol Nieradka and Gaweł Biedunkiewicz have created a design for a premium modular house. Drawing on years of experience in the architectural and construction industry, they have developed a professional system for the "production" of single-family houses. What does such a realization look like?
A project for the 21st century
The architects have prepared a proprietary design of a modular single-family house with a unique body, which is mass-produced and made of high-quality materials and prefabricated components. The single-story layout in the form of the letter "L" makes it a building without architectural barriers, and thus multi-generational, in which seniors or people with disabilities, for example, can function freely on a daily basis. It has been divided into two zones - day and night, which, thanks to large glazing, subtly intermingle. Its size - 171 sqm of usable space - is optimal enough for a family of five to live here, as well as a couple who run a business. As the architects emphasize, a simple form, plenty of daylight and elegance of natural materials are the most important principles of this project. Innovative is not only the design of the house itself, but also the way Nieradka and Biedunkiewicz - owners of a studio called Nowa Norma - approach its implementation. They guarantee a full package: the design of the house, a set of necessary documents, prefabricated products and materials, a construction manager and supervision during the installation of the building. At the same time, the building itself meets the latest technological ecological standards and is in line with the idea of sustainable construction, and thanks to serial production from semi-finished products, ensures efficient and timely implementation.

Obtaining permits
The first stage involves adapting the already finished design to the plot, and then completing all the necessary paperwork on behalf of the client. Its minimum dimensions are 21.7 m x 31.4 m, so the house will fit perfectly even in a small plot. This is the only activity in which it is necessary to involve the investor. This is because he must familiarize himself with the entire concept and decide whether it meets his expectations. After signing the contract, representatives of the New Norma studio deal on behalf of the client with obtaining all permits and completing the necessary documentation.

Construction of the house
The next stage is the development of the land (adaptation of the plot for construction), the execution of external installations (water and electricity from the connection and rainwater and sanitary sewage from the connection or to a sealed tank) and the process of building assembly itself. The entire process of building a house is streamlined by the use of prefabricated elements and standardized details. It can be said that the finished building, arrives from the factory in parts - you just need to assemble them. This is because most of the work performed is the assembly of prefabricated elements, so the house requires fewer resources and is built much faster than traditional construction. This optimizes the project time and guarantees high quality.
The finished building sits on an insulated foundation slab, on which reinforced concrete walls with steel structure elements are installed, which ensures durability for years. The use of ready-made prefabricated elements, specially made and optimized for the project, streamlines the construction process and thus guarantees that the house will live long and age nicely. The roof, clad in elegant slate, is of wood construction with a raised ceiling in the living area and a flat ceiling in the night area. Its appearance is completed with a minimalist ridge and eaveless gutter. At this stage, the house is already armed with all necessary installations: water and sewage, rainwater, electricity, central heating and mechanical ventilation with recuperation. Air conditioning, heat pump, smart electrics and increasingly superior electronics appear in the equipment, which allows to realize a smart home. Their connections are brought out in the prefabricated walls, hidden in the floor and made with the foundation slab, and some clipped in the roof, where there is also a recuperator and mechanical ventilation ducts.

Finishing to developer state
In the final stage, which is finishing to developer state, the building is prepared for turnkey. Two-layer facades with clinker tile sheathing and oak wood elements are laid. Pairing triple-glazed windows with HS-type sliding doors and a slate roof determine the intriguing appearance of the house. Hidden guttering and downpipes emphasize its elegant form. At the investor's request, plastering can be done at this stage. This is because the walls are so smooth that they can be immediately lined with cladding - lamellas, natural stone or sinters. In this way, the building is already ready for acceptance in a developer's state, and after obtaining a document on the completion of construction, it can be handed over to the investor.
