Wroclaw Housing Plus from B2Studio

Less than 1.5 kilometers from Wroclaw's Old Town's Main Square, on Kolejowa Street, a development of more than 450 apartments will be built. Architects from the B2Studio studio have ensured that the apartments will be ergonomic and set up to meet the needs of future tenants. An application for a building permit is planned to be submitted as early as Q3 of this year.

Among the 469 apartments, two- and three-room units account for the largest share (90 percent). The square footage of two-room units ranges from 35.4 to 54.1 sqm, and three-room units from 53.3 to 78.2 sqm. Architects from B2 STUDIO Spółka z o.o. Spółka Komandytowa used effective and flexible functional solutions, which provide the possibility of arranging the rooms and adapting their layout to the changing needs of families over time. The development provides more than 500 parking spaces, of which nearly 450 are located in underground garages. The first floors of the three buildings house four commercial establishments and a kindergarten.

In a former wagon factory

The site where the development will be built used to be a wagon factory, at one time the largest in Europe. Its history dates back to the first half of the 19th century. On the site of the planned development there are still remnants of the historic buildings, including the production hall and administration building. The architects decided to design a housing development that corresponds to the historical fabric, and to integrate the traces of the past into the newly emerging settlement.

Harmonious inclusion in the spatial and cultural context, providing solutions that are as comfortable as possible for residents, the use of unique architectural and urban planning solutions that will guarantee the identification of residents with their place of residence and create an environment for a happy life - these are the ideas that guided us in designing the estate in Wroclaw," says the president of B2Studio Jozef Białasik.

The estate will consist of eight seven- and five-story buildings. Their form refers to the old surroundings. Horizontally, the buildings have been divided into a lower, ceramic, dark part - referring by its finishing material and height to the historic buildings on the plot - and an upper, light part.

"We tried to produce a certain type of development and urban layout that would become recognizable for this particular site. Above all, however, the project had to be 'complete,' that is, in addition to the residential function, it had to offer service, commercial and cultural functions, and combine its functionality with the neighborhood," Białasik explains.

Disabled-friendly estate

The designers developed the area, stripping it of all architectural barriers, so that the estate would also be friendly to the disabled. Entrances to the buildings are mostly at ground level, and external ramps have been provided in case of a difference in level. All buildings are equipped with elevators, which will provide disabled people with access to all usable levels of the buildings.

Currently, designers are fine-tuning the construction design for the project and will soon begin work on the detailed design. It will then be possible to apply for a building permit. The planned construction start date is the first quarter of 2021.

The Wroclaw investment will be built as part of the investment part of the government housing program, which is implemented by PFR Nieruchomości S.A.
