The tempting prospect of rental opportunities is now attracting the attention of many entrepreneurs who want to find comfortable workstations, with the possibility of inviting their clients to lunch at one of the many nearby restaurants. Taking advantage of the huge potential of the space itself and the location, the owner turned to Boris Kudlicka with Partners, a studio well known on the Warsaw market, for help in arranging the interiors.

Soon New World will light up with thousands of Christmas lights, looking even more beautiful than usual. At times when it is not so decorated, it still remains one of the most prestigious addresses in the capital. Ordynacka Street, where the office shown today is located, was home to the Capital's Fuel and Building Materials Trading Company in the 1950s. Today, in a completely new antique, we find the office space restored by Boris Kudlicka with Partners, which is now available for rent. The architectural studio, headed by Boris Kudlicka, Weronika Libiszowska and Rafał Otłog, was responsible for the design concept and author's supervision.

In terms of the function of the rooms, the designers wanted maximum flexibility of the space, allowing maximum adaptation of individual rooms to the needs of the yet undefined tenant. Currently, the office consists of four work rooms of different size: a waiting room, so called lounge area, with the possibility of separating the reception area, toilet, social area with kitchen and technical area (server room). Furniture is intentionally not defined here, leaving total freedom for the future tenant. The basic lighting comes from Flos, and the decorative lighting is from the well-known Aromas and Astro brands.

The architects proposed to change the functional layouts of the rooms, with a different side of the entrance to the social area and the kitchen, thus creating a separate lounge area. The office space, visually, should, according to the studio team, have been easy to adapt to the tenant's profile and visual identity. Thus, neutral colors were used, focusing mainly on the details. The space that was found was a complete mystery, as the site lacked up-to-date technical documentation. Only after entering the construction site could the previous assumptions be verified. From the very beginning, it was clear that this was a space with great potential, which had been left unattended for a long time. The architects brilliantly succeeded in restoring the former splendor and character of the space, located in one of Warsaw's historic townhouses, characterized by a unique style, distinctive architecture and high standards. This type of boutique office space is now finding more and more followers, mainly due to the atmosphere provided by working in such a unique place.
