Prefabricated homes - the perfect solution for fast construction in any season

01 of July '24

The vacations are usually the time when work is in full swing at construction sites, the weather is favorable, and everyone is rushing to get as much done as possible before winter. But is summer the right time to... just start construction? Yes, if you bet on prefabrication technology! Let's check out why.

Prefabricated – what does it mean?

prefabricated house is usually a timber-frame building, the individual elements of which are created from the highest quality materials in controlled conditions of the production hall. It is there that all the partitions — interior and exterior walls with installed windows and doors, floor, attic, ceiling and roof, as well as the necessary installations — are built on a frame of certified structural timber or steel frame. The finished elements are transported to the investor's plot, where they are precisely assembled by specialists like a puzzle.

While the partitions of the building are produced in the factory, the land for construction is prepared in parallel, and this significantly reduces the time needed to put the building into use. And if we have chosen a project with a building area not exceeding 70m2, we do not need to apply for a building permit, only a construction notification can be made.

Prefabrication of the house in the factory significantly speeds up the whole process. We are independent of the weather and the season, we can put up such a house even in autumn or winter, and this definitely brings us closer to realizing the dream of our own house. As a result, in a short time we get a perfectly insulated, energy-efficient and sustainable, and on top of that, comfortable and safe for residents single-family building.

- The incredible advantage of prefabricated houses from prefabricated elements is certainly the speed of their construction, which in no way affects quality, durability or safety. What surprises Domum's customers the most is the completion time of the ordered house. It may vary slightly from manufacturer to manufacturer, but it is still not a matter of years or years, but literally a few months from the moment the offer is approved. In some cases, production can take as little as 90 days, and the installation itself on site from a few to several hours, depending on the complexity of the project. Prefabrication, unlike traditional construction, saves investors time and brings them significantly closer to the dream moment of living on their own — says Sławomir Klimek, Chief Technology Officer, Domum.pl.

Construction without surprises

As a counterpoint to the unstable prices in the housing market and the limited availability of construction materials translating into an increase in the overall cost of building a traditional house, prefabricated houses are an excellent and more economical alternative.

- The projects available on our platform have a transparent price list — also for the subsequent logistical process, as the entire implementation remains in the hands of one contractor. At the decision-making stage, we get to know the initial amount, which remains unchanged once the manufacturer approves the offer — no hidden costs or unpleasant surprises for the budget. Depending on the selected level of finishing of the house (closed shell, developer or turnkey), you can worry-free about planning the next steps, i.e. finishing or interior design — adds the expert.

Tailor-made comfort

Thanks to prefabrication technology and the materials used in the process that make up the layers of individual partitions, the building is fire-safe, durable, reliable and meets the applicable Technical Conditions. Each component is refined to the millimeter and thoroughly inspected before being shipped to the construction site. Due to the fact that the entire process from the construction of prefabricated elements rests in one hand, human errors at this stage are reduced almost to zero. There is also no question of delays due to unavailability of construction crews or non-compliance of workmanship with the design.

Living in a prefabricated house is distinguished by the best quality and comfort. Thanks to the use of high-class insulation materials, these houses are very well insulated, which ensures thermal comfort for their residents all year round. Special construction solutions, such as acoustic systems or soundproof glazing, make it possible to cancel out noise penetrating from the outside, which is an additional advantage for those who want to live in the city or close to important transportation hubs, while valuing peace and quiet.

Daily healthfulness is also influenced by the drywall systems used in prefabricated houses, as well as ventilation systems with recuperation, which take care of the smooth exchange of air in the interiors, its appropriate quality and optimal humidity levels.

Energy efficiency is a priority today

Energy efficiency of new buildings is not an option to choose, but an obligation dictated by regulations. If you have so far been concerned about the efficiency of prefabricated houses and the home budget, we reassure you — prefabrication means not only lower construction costs, but also lower operating costs.

- Prefabricated houses available on the Domum.pl platform meet the mandatory condition for all newly constructed buildings — they are energy efficient. Thanks to the use of materials with good insulating properties, i.e. glazing with low emissivity coating, glass wool as insulation or structural gypsum cardboard panels, the building partitions are characterized by excellent technical parameters, including thermal transmittance coefficients meeting the requirements of Technical Conditions 2021. Heat losses in winter are reduced to a minimum, and in summer the risk of overheating of rooms is minimized. Thus, householders pay lower bills for heating the house in the heating season, and for cooling it in the summer — explains Sławomir Klimek.

Technologies using RES — heat pumps, photovoltaics, mechanical ventilation with heat recovery- are also an integral part of high-quality prefabricated houses. Less energy consumption by such houses also means more environmental benefits.

- In creating the Domum.pl platform, we put ourselves in the shoes of customers who want to know the cost of building a house already at the stage of selecting a design, be sure of price constancy and know the potential savings from using such a house. Thanks to this, we created a unique configurator that allows you to customize projects in terms of design and technology, and also calculates annual savings on heating and CO2 emissions. This is the only configurator of its kind on the market that offers energy efficiency calculations — says Sławomir Klimek.

When you choose prefabricated houses, you get the speed of projects without compromising on the quality of their construction. By making this decision in the summer we can still live on our own in the winter. No wonder, then, that the popularity of this technology in Poland is growing. Prefabricated houses are the ideal solution for modern housing needs.
