A single-family house designed by STOPROCENT Architects is under construction near Warsaw in Konstancin-Jeziorna. The bright and spacious R House is the result of the reconstruction of a building from the 1960s.
The architects set themselves a rather difficult task - to remodel a building that had already been altered once. The previous remodeling, which took place about 10 years ago, did not quite meet the investor's expectations. The building turned out to be too cramped - especially in the attic where the slanted roof effectively limited the usable space. It lacked a living room and space for a dining room. Also not very functional was the detached garage in the depth of the plot, which over time was completely discontinued.

Above all, however, the house did not use the potential of the very attractive plot overgrown with tall pines and birches. The original design called for a high first floor, which made the building connect directly with the garden. In addition, residents complained that the interiors were quite dark, with no sunlight reaching them in the afternoon.
New life for the 1960s building.
The new concept was designed to correct all these shortcomings. For practical reasons, the authors decided to preserve the entire underground part of the building, and thus also the original depth of the tract. They also left the original location of the staircase and the entrance to the house.

Instead, thebuilding was extended deeper into the plot, toward the garden. The new part, in the form of a glazed one-story pavilion, houses a spacious living room with a dining room. This pavilion, is sited several tens of centimeters lower than the rest of the building, which allowed it to tie in with the surroundings. In order to provide better sunlight in the living area, the architects shortened the existing part of the first floor, creating a deep and spacious arcade where residents can relax outdoors.

On the north side, the building was enlarged with a two-car garage integrated into the existing block. On the first floor, the designers gave up the slants, in favor of a flat roof covered with a membrane. There are enlarged bedrooms and children's rooms with bathrooms and dressing rooms.

The exterior architecture is characterized by austerity. Large windows contrast with the planes of smooth walls. The window strips are complemented by finely fluted aluminum panels in the color of the ironwork. Only the new garage block is finished differently - with a ventilated facade of Siberian larch planks.
Construction is scheduled to begin in the fall of 2020.
