In the north-western part of Poznań, in the Piatkowo estate, a new investment is under construction - a multi-family residential building by the Szeszuła Architekci studio. Making maximum use of the building's footprint and maintaining the proper urban relationship with the surroundings, the architects created a block with a characteristic corner.
The building, which is under construction on Mateckiego Street, consists of five floors above ground and three floors on the east side. An underground garage will be built underneath the entire structure, and its second part will be located on the first floor. The garage halls will accommodate 63 passenger cars. On the first floor, the architects have placed premises forming a line of services along T. Mateckiego Street.
A wooded garden will be created at the back of the building.

There are 42 residentialunits on floors 1 to 4, and in areas deprived of natural light there are groups of storage cells and rooms for baby carriages. A significant part of the building is occupied by medium and large apartments, all with one or two balconies. Several apartments are equipped with terraces located on the roof of the lower part of the building. On the street side, the architects have created a parking lot and numerous spaces for bicycles, and at the back of the building, on the side of the Marysieńki estate, there will be a wooded garden accessible to residents, with walking paths, benches and children's play equipment.
Dobrawa Bies: What were the investor's expectations and needs?
Szeszuła Architects: The investor's expectation was to design an attractive building with comfortable apartments, taking into account the limitations of the local plan and the plot area. An important factor turned out to be the high level of groundwater and the resulting need to limit the depth and extent of the underground storey as much as possible. As a result, we optimized the number and layout of apartments and the scale of the underground garage hall. The investor leaned towards large, comfortable apartments, equipped with balconies or terraces.

Dobrawa Bies: What was a priority for you in this project?
Szeszuła Architects: The most important thing for us was to maintain proper urban relations with the surroundings. The designed building is located in an area of existing and planned high-rise multifamily buildings, but it also borders a complex of single-family, terraced buildings of the Marysieńki estate. Both for the creators of the local development plan "Area of T. Mateckiego Street - Part A" and for us - designers of the building - the correct relationship with low-rise buildings located on Vienna Street was the most important. Therefore, from this side the designed building is lowered to three stories, and it is separated from the borders of the gardens of terraced housing by a wide strip of land designed in the form of a garden. The layouts of the apartments were also important to us. We tried to create functional and spacious apartments with the possibility of variant arrangements determined at the stage of sale. A separate challenge was to create all balconies in such a way that they would give the possibility of free, comfortable use - without being seen from the windows of other apartments.

DobrawaBies: What was the inspiration for this project, what is the shape of the block derived from?
Szeszuła Architekci: The building we designed is the first realization on the basis of the MPZP "Area of T. Mateckiego Street - Part A" passed this year, rigorously setting the basic conditions for development. Along T. Mateckiego Street, the plan sets a mandatory building line and limits the height of the building to 15.5 meters. The height of the rest is limited to 9.5 meters, and the line separating the two heights runs at an acute angle to the street. Making maximum use of the building area for the taller five-story part, we obtained an expressive block with a dynamic corner. This shape was used as the formally strongest element of the building directed towards the open space of the nearby road intersection - a place of strong scenic exposure.

The building's architecture reflects the intention to create the most comfortable balconies and terraces for each apartment, and also takes into account different spatial conditions. Using obscure perforated stainless steel sheets and glass balustrades, we created private spaces for residents. We used the same obscurities on the side of the nearby intersection and on the side of Matecki Street to reduce the nuisance coming from the traffic areas. In addition to their isolating function, these elements simultaneously define the form of the exposed corner. On the side of the estate of single-family houses, where there is peace and quiet, we resigned from the obscurities and designed large balconies open to the nearby greenery of the gardens.
