On the Vila River itself, at 22 Solec Street in Warsaw, the conversion of a modernist office building has come to an end. The adapted interiors will house a student residence. One element has remained unchanged, and unfortunately it's not something to be happy about. A huge advertising sheet covers the top wall of the building.
The redevelopment of the office building on Solec is an investment by Zeitgeist Asset Management. The adaptation project was prepared by the Warsaw office Grupa 5 Architekci, which already has similar projects to its credit, including the Lodzdormitory BaseCamp on Rewolucji 1905 Street. The Warsaw student house - which will henceforth be run by Zeitraum - offers 214 beds and attractive common spaces, such as a cinema, study rooms and a public viewing terrace.

The dorm occupied two interconnected buildings, eight and twelve stories high, with a total area of 5,239sqm. The facility offers 214 beds, with an additional four premium 2-bed apartments in the pipeline. Numerous amenities await students. There will be rooms for playing or studying, as well as self-service laundry or bicycle storage.

Architecturally, the facility takes advantage of the existing building's existing values - its simple massing, open first floor and articulated facade. The new function is to tighten the functional link between the Ludna Street area and the Vistula boulevards, facilitated by services on the first floor. Above them hang the blocks of the student house.

Solec 22 is to offer more than just space for students. The investor has decided to dedicate part of the first floor to rental units. A Żabka store is planned here, as well as services such as a café or fitness club. Talks with potential tenants are currently underway.

Unfortunately, along with the adaptation, it was also decided to preserve the advertising function of the gable wall of the higher part of the dormitory. An advertising sheet has been hung on the refreshed wall . It is currently temporary, but according to Zeitgeist, ultimately it will most likely return as an advertising medium, just as before. The finishing work, green landscaping of the facade and interior finishing are expected to take a few more weeks.
