Changes in Warsaw's Wola district. New office buildings designed by Arrow Architects and Grupa 5 Architekci will be built on Prosta Street.

On Prosta Street in Warsaw, between the Rondo Daszyńskiego and Rondo ONZ metro stations, between the Prosta Tower office building with an openwork façade designed by Kuryłowicz & Associates and thethe Norblin Factory development by PRC Architekci, which is under construction in a post-industrial area, another building will soon stand - the Studio office complex prepared jointly by design teams from Arrow Architects and Grupa 5 Architekci.

Two more buildings will be erected in Warsaw's dynamically changing Wola district, accommodating about forty-three thousand square meters of office space. The project was prepared by studios from Denmark (Arrow Architects) and Poland (Grupa 5 Architekci), and the investor is Swedish developer Skanska.

The experience of the pandemic and the remote work of many people casts doubt on the need for more office buildings, but according to the investor's research, there is still demand for this type of investment.

The results of our research, as well as conversations with potential tenants, show that offices still play an important role for companies. We are convinced of this, which is why we are launching another project in Warsaw's Wola district," explains Mariusz Krzak, vice president for operations in Poland and the Czech Republic at office company Skanska.

In this part of the city Skanska is also developing a complex of three Spark office buildings and another three buildings under the name Generation Park.

What is supposed to distinguish the new development is, as the developer announces, the human scale of the premise - the first floors of the buildings will feature X-shaped structural elements, which visually give the effect of opening up the first floor. The design also seems to refer to the openwork decoration on the facade of the neighboring Prosta Tower office building. The ground-floor space is ultimately intended to be a publicly accessible urban zone filled with greenery and small architecture, and to serve as a link between Prosta and Lucka Streets and the aforementioned Norblin Factory, which in addition to offices will also house dining, service and retail establishments, including a food hall, cinema and museum.

Above the open first floor, two, tall office buildings are planned - a lower one deep in the quarter and a higher one on the street. Both buildings are glazed, perpendicular, vertical blocks that gradually lower on one side. The Studio provides 286 parking spaces and almost as many bicycle spaces (285).

The first phase of the project will include fourteen above-ground floors and three underground floors - a total of more than seventeen thousand square meters.

As announced by the investor, the new office complex will apply for certifications for office space - LEED Platinum, WELL, Barrier-Free Facility and WELL Health-Safety Rating awarded to places where the risk of disease transmission is reduced.

The studio will offer the highest quality office space, but above all it will be a safe place to work, as confirmed by the WELL Health-Safety Rating certification. This is especially important in the context of the still ongoing pandemic and the return of workers to offices," adds Mariusz Krzak of Skanska.

The Studio complex is expected to be completed in the third quarter of 2023.
