Apartments, services and offices. A 120-meter tower will rise in the center of Gdynia

A multifunctional development with apartments, services and an office building will be built at the Franciszka Cegielska interchange in Gdynia. The tallest of the buildings will be 120 meters, so it will be among the top Polish high-rise residential buildings. The project was prepared by Grupa 5 Architekci, but some changes have now been made.

The building, which will be the second tallest in Gdynia, just after the Sea Towers (reaching 125.4 meters with a spire and 141.6 meters - without) has been planned for several years. It will grow at the intersection of Kielecka Street and Droga Gdyńska Street, in the area of the Franciszka Cegielska interchange. It will be 120 meters long and will fill in the area that was cut off from the center by the scaled-down road system. In recent days, the investor, Allcon, announced that construction will begin later this year. However, the assumptions of the competition project will change somewhat.

The developer reported that it has given up one residential building, getting more public space and green areas. Such a decision was influenced by the comments of the competition jury and feedback from the local community. The original concept envisaged 55,000 sq. m. of usable space, while the new concept envisaged 50,000 sq. m. The location of the 17- and 35-story buildings also changed. The tallest of them "has been moved back to the second building line, creating the effect of a softer gradation of buildings in the frontage of Kielecka Street and Droga Gdyńska Street." A total of 336 apartments will be built .

It is worth recalling that in the settled 2020 competition, to which the developer invited six studios, including two foreign ones, the winner was Warsaw-based Grupa 5 Architekci. In its evaluation, the competition jury (composed of members of the Chamber of Architects, representatives of the City of Gdynia and the developer), took into account the legibility and aesthetics of the proposed solutions, ingenuity in shaping pedestrian communication, arranging green and recreational areas and linking them to the surrounding wooded hills.

Taking advantage of the natural layout of the area, we have introduced a clear zoning of individual functions and parts of the development through the designed terracing," says architect Rafał Zelent of Grupa 5 Architekci studio. - The office part, located closest to Droga Gdyńska Street, provides an acoustic buffer, ensuring the intimacy and silence of the residential part, located on subsequent terraces. Thus, we also ensured the separation of the commercial premises and the new city square from the apartments. The project retained the original architecture proposed in the competition, including the rhythms of openings and indentations in the facades and the rotation of one of the buildings relative to the others.

There is also a spoonful of honeydew in this honey barrel. Although, as the developer boasts: the average square meterage of the units in the tall building will be as much as 70 sqm, which is about 20 square meters more than in most projects carried out by the development industry, some of the apartments are designed for the "investment client," so short-term rentals can be expected there. However, importantly: the developer has planned these units in a separate 7-story building.

- This allowed us to respond to the needs of different buyers and reconcile their interests, to the benefit and respect of all parties and future neighbors, explains Piotr Tarkowski, member of the board of directors of the Allcon development company.

The complex already has a legal construction permit, which will begin in the fourth quarter of this year. The first stage will include a 17-story building with 93 apartments and commercial premises, which will house cafes and restaurants. Subsequent phases will include 35- and seven-story residential buildings and an office building.
