How to shape good residential architecture?

Residential architecture is a difficult and complex field. On the one hand, it provides for the basic, most personal and intimate needs of its users, and on the other hand, it is a business product, which the investor disposes of — as almost the only one in the real estate market — immediately after construction. To create good, life-friendly architecture, therefore, it is necessary to understand the interests of all parties and skillfully manage the cost of implementation. After all, the goal is to design the best possible quality residential space while taking into account the fact that its acquisition will financially burden the family for the next several decades.

That's why we focus our efforts primarily on a detailed analysis of the needs of future residents. We visualize their expectations and possibilities and make design decisions on this basis. We are guided by different priorities, depending on what audience the apartments will be intended for. For example, we designed Quarta Apartments Ursynów as an alternative to contemporary high-end single-family homes. In them, we created bedrooms with private, glass-enclosed bathrooms and living rooms, where we made it possible to arrange the kitchen in the form of an island.

We also provided places for fireplaces. We complemented the whole with noble materials that behave well over time. On the other hand, in the case of objects from the popular segment, which include, for example, the White Houses estate in Wawer, we focus attention on good illumination of space and functional flexibility of rooms. At Bialy Domy, in addition to a typical M4 (two bedrooms, bathroom with laundry room and living area), an open attic was created, equipped with all necessary installations, which could be freely arranged. It could accommodate interchangeably: additional bedrooms, bathrooms, a playroom or a studio, thus enabling its users to adjust the space to their own individual and, importantly, current needs.
