China's Wenzhou city has seen the construction of the Nansheng Center skyscraper, designed by MUDO Architects and Do Design Group. The 140-meter-high, 43,000-square-meter complex combines office, retail and residential functions, acting as a new landmark in Yongjia Village.

Yongjia's history and the influence of water on the development of the village
Yongija's history, dating back to 138, and its name, point to strong ties with the Nanxi River, whose flow through the mountains and the village center contributed to the formation of the first settlements in the Wenzhou area. The architectural design reflects this relationship between mountains and water, creating a space that draws on local history and traditions.

The combination of segments and the visual effect of the facade
For motorists driving from Wenzhou, the building only becomes visible at a bend in the road. The body of the skyscraper consists of two rectangular segments, which are connected by a diagonally truncated lower connector. The facades of the building, made of large glazing, are covered with vertical slats of varying width. The exterior walls of the connector are decorated with thin slats that gradually change in width from bottom to top, creating an effect resembling flowing water.

integration with the environment
and functionality of the public space
The building's layout was designed with the surrounding context in mind. A riverside park is located on the south side of the entrance hall to enhance the public space. In addition, a spacious entrance plaza was planned to allow people to disperse freely during peak hours. After business hours, the plaza serves as a public gathering place for the local community.

space division:
offices, commercial premises and common areas
On the first floor, a spacious office zone has been designed, as well as commercial premises, which have been located along the street to maximize the visibility of the storefronts. These premises will be for lease and can be used for catering, retail or food functions, such as restaurants, cafes, beverage stores and grocery stores. The second floor will house restaurants, as well as a shared conference room that will be available for meetings, events and training sessions. The second floor will be dedicated to a cafeteria, with the possibility of expanding the outdoor dining area in the future. Levels above the third floor will be dedicated to office spaces, including headquarters, offices for rent and coworking spaces.

terrace with panoramic view
On the 26th floor, there is an outdoor terrace that provides a common viewing space accessible to all users of the building. The terrace offers views of the surrounding hills and the Nanxi River, providing a place to rest and relax during breaks.

sustainable design
and innovative materials
The main materials used in the skyscraper's construction are white aluminum panels and thermal insulation glass with a blue-gray hue, which together create a cohesive and functional façade. The design focuses on energy efficiency and sustainable principles. The introduction of local plant species made it possible to increase the biologically active area and reduce the operating costs associated with greenery maintenance.

The building's surroundings are designed with permeable pavements that promote natural water management, reduce the urban heat island effect and improve local thermal comfort. Such solutions also help reduce energy consumption for air conditioning, in line with the strategy of environmentally friendly design.

The Nansheng Center skyscraper is not only a landmark in the urban space, but also an example of an architectural concept aimed at creating a functional office space with a retail and recreational area. The building was designed taking into account local conditions and context to meet the requirements of users. The building aims to meet the diverse needs of the community, set new standards and support the further development of Youjia village.
